The appliances which are in the home at the time a Buyer makes an offer to purchase must be the same appliances in the home at the time of closing (unless the contract specifically permits an exchange). So if a Seller has a Sub Zero refrigerator in the house at the time of contract, the Seller cannot remove it and substitute a Kenmore refrigerator and think that his contractual obligations have been fulfilled.

To avoid unnecessary drama at your closing, don’t swap out the appliances. Furthermore, make sure that the appliances which are included in the sale are in working order at closing.
